why develop?
The East of England Plan requires completion of a minimum 33,000 new homes to be provided within a 14km radius of Norwich by 2021. As a result, South Norfolk Council is required to identify land to accommodate the completion of a minimum 13,150 new homes in its part of the 14km radius area, which includes all of Wymondham, by an extended plan date of 2026.
where in Wymondham?
Development proposals on land to the North East of Wymondham are being prepared which will provide a range of new homes, and employment areas to meet the future housing needs and growth in employment, and at the same time providing new services and investment in infrastructure to support the future prosperity of the town.
impact on Wymondham Town Centre
Wymondham is regarded as an attractive place to live and work due to its strong housing market and good local facilities. However, it is also recognised that infrastructure shortfalls are emerging in the town. Left unchecked these issues will diminish the quality and therefore success of the market town. Looking to the next twenty years, Wymondham’s future is now being carefully considered so that it can grow in concord with the existing town and added facilities we aim to deliver.
how many Homes?
It's planned that 2200 new homes will be constructed up to 2026 with a further 800 afterwards in North East Wymondham, offering a mix of high quality family houses, affordable homes and apartments.
Part of a separate application on behalf of the same landowners has already been approved which will supplement this latest proposal and provide a retirement and care village, in order to accommodate and address the needs of senior members of the existing and new community.
education
The town will also the development of two new primary schools, two pre schools and provision of a new and extended secondary and sixth form education facilities.
employment
It's estimated around 2500 jobs will be created within the area and the development will allow scope for a mixed use local community hub providing offices, a cinema, a community & arts centre, cafes, convenience stores, a gastro pub and a hotel.
transport
The proposal to revolutionise local transport in Wymondham forms an integral part of the development, with planned investment into a Rapid Bus Transit system that will enable easy transition between existing and new local services, as well as a fast and direct link to Norwich. Provision is made for a network of footways and cycleways providing safe routes linking the residential areas of the town to the surrounding countryside.
Wymondham, which is acknowledged as a highly sustainable location at all planning levels from central government down through the Regional Assembly to the Greater Norwich Development Partnership Area and within South Norfolk Council, is perfectly situated near the A11 and transport plans allow for improvements to the A11/B1135 Junction providing easy access to existing and future employment and residential areas.

A range of informal and formal public open spaces including a new Town Park, recreational facilities and a community allotment will be created. There will be a provision within the 'Wymondham Vision' development for a Renewable Energy Centre, providing sustainable energy to the development that will have potential to serve part of the wider town.
The town's new Rugby Club complex, which already has the benefit of planning permission, will be one of the main focal points within the new development area. The building of a new clubhouse with improved parking together with new high specification floodlit rugby pitches will accommodate members of both the existing and new community.
sustainable Energy
The Wymondham development will provide for a renewable energy centre serving the proposed plans with potential to serve a part of the wider town. Housing will be constructed using low Adoption of low environmental impact construction techniques in all building types.
The development will be planned to include its own renewable energy sources and to allow the homes to meet the Code for Sustainable Homes rating.
The building designs will result in a greatly reduced energy requirement utilising advanced building systems to minimise heat losses through the building fabric. Advanced modelling techniques will be used to identify and minimise areas of heat loss at the design stage.
Heat recovery systems will be incorporated to utilise energy that would otherwise be lost, further increasing the energy efficiency of the buildings.
It is proposed that a new Renewable Fuel Energy Plant is to be constructed providing sufficient power to serve the proposed development as well as a large proportion of the existing town. The renewable fuel will be delivered either by rail or road to the plant which is to be located to the south of the A11.
A by-product of the electricity generation process is heat and it is proposed that this will be used to heat the adjoining commercial and employment areas. The new plant will be directly connected to the proposed development area with any surplus electricity being fed back into the Grid.
